The Current State of the Dean Smith Center
Having opened its doors 40 years ago, the 21,750-seat Smith Center is in need of substantial repairs and modernisation. Chancellor Lee Roberts has previously described the facility’s upkeep as a “Band-Aid approach,” highlighting the urgent need for improvements to various aspects, including the roof, restrooms, and compliance with accessibility standards. Estimates indicate that these repairs alone could exceed US$150 million.
While the Smith Center has rich historical significance, with banners commemorating national championships and legendary players like Michael Jordan, it lacks many modern amenities that are now standard in sports venues, such as luxury suites. The single concourse creates congestion during game days, further detracting from the fan experience.
“There are magical moments in the Smith Center, and a lot of people have experienced them,” remarked former UNC trustee Rusty Carter, who advocates for the “Renovate Don’t Relocate” approach. “The history is palpable, and it’s difficult for Tar Heels to overlook that.”

The first is a renovation of the Smith Center that would maintain its current footprint. This approach could provide an estimated annual revenue of US$4 million, primarily from basketball events, but may require the team to play elsewhere during construction.
The second option involves the Carolina North project, which, while the most expensive, could generate up to US$26 million in basketball revenue, alongside potential profits from new retail and dining facilities.
A compromise plan would see a new arena built on South Campus, costing around US$703.1 million and anticipated to generate about US$25 million annually. This option also opens the door for mixed-use developments, which could enhance the overall campus experience.
Despite the urgency of the situation, Cunningham has emphasised the need for consensus among all stakeholders before proceeding with any major investment. “If we’re going to undertake a project of this magnitude, the entire university community must be on board,” he affirmed.
